Construction management is the planning, coordinating, and overseeing of construction in a holistic way. Working with our clients and consultants from the very beginning, all stakeholders have input into the design, schedule, budgeting, procurement, and construction phases of the project. Acting as one team the owner, consultants, and construction manager act as partners in a completely transparent and open manner, ensuring project goals are met using the best solutions, the best trades, and the best materials.
What is SBL’s Construction Management delivery method?

With SBL’s Construction Management service, you gain more than just construction professionals, you gain partners. A construction project is a journey and we’ll be with you from beginning to end. We start by sitting down with owners to understand the why – why are you wanting to build this, what purpose does it serve, what are the intended goals of the project, and how will it fit into the larger picture.
PRE-CONSTRUCTION
Our in-house design team will then begin establishing the initial project program, using sketches and massing drawings to communicate intent and spatial requirements. In conjunction, our pre-construction team will provide baseline estimates and schedules, ensuring the intial plans fall within budget and project timelines.
As the project takes shape, SBL will begin soliciting proposals from consultants, including architects and engineers. While SBL will provide advice on the responding consultants, the ultimate decision will rest with the owner. Once chosen, the consultants will join the project team and become involved in the pre-construction process, working to refine the design with the ultimate goal of producing a well engineered product that fits into the owner’s budget and can be built within the necessary timelines.
CONSTRUCTION
When the project has a design, budget, and schedule that are 90% finalized, the project will proceed into the construction phase. SBL will run full tenders for the construction, sharing all bid information with the owner in a fully open-book process, so that all costs associated with the project are known to all project partners.
As subcontracts are awarded and the physical construction begins, SBL will act as the general contractor and liaison between the trades, consultants, and owner. All partners – general contractor, consultants, and owner – will continue to be involved in all decision making processes, with decisions based on input from all stakeholders.
Under this delivery method, SBL provides guidance based on our expertise and years of experience, assisting owner’s and consultants in a collaborative setting that leverages the strengths of all team members. Everything – from design rationale, to innovative engineering solutions, to sub-trade and supplier selection – remains fully transparent and open, keeping costs clear and priorities aligned.
