Project INFO

The project consists of two structures. Pre-engineered steel frames at a 25'-0" O.C. spacing sit on a pile and grade beam foundation, while a 6 inch slab-on-grade was poured throughout to provide flexibility of use. Cold formed Z-girts were used to frame the exterior walls, while steel studs were used on the interior demising walls.

With the goals of creating an attractive, cost effective, and highly effective envelope, a combination of insulated metal panels and metal wall cladding was chosen. On the first phase of the project, a colour-changing panel was chosen as the primary facade. Shifting from a cool silver to a purple-blue based on the light, the panels add a unique flair to the corner of the lot. Accented with beige stucco coated metal panels to demarcate the unit doors and grey stone at the base, the building radiates a cool, mountainous feel.

Phase 2 was an inversion of this colour scheme. With dark grey insulated metal panels, light stone, and white stucco accents, the second of the Glacier Village condos stands like a granite cliff. Both buildings feature vee-rib metal cladding on the back side and standing-seam metal roofs with Thermalift insulation bridge technology allowing for an R-34 roof assembly.

In the phase 1 building, presales of units led to unique features. A double loading dock was installed for the southernmost unit, creating a jog in the building to accomodate large trucks in the back yard, while steel mezzanines were installed as part of the main building structural steel in two units. The southernmost 3 bays were combined into one unit, while the northernmost 2 bays were made into another, with another 7 standard sized units. The phase 2 building has twelve units.
